Market Intelligence
A good property still needs a market thesis that survives scrutiny.
Market Intelligence examines the economic, demographic, supply, regulatory, tax, insurance, and operating conditions that shape multifamily demand and investment risk at the market and submarket level.
What this section examines
Demand fundamentals
Population and household trends, employment growth, employer diversity, income, rent affordability, renter demand, and the local factors that support or weaken occupancy.
Supply and pricing
Existing vacancy, concessions, rent trends, construction pipeline, comparable sales, cap rates, transaction depth, and the relationship between new supply and resident demand.
Local operating environment
Property taxes, insurance, landlord-tenant rules, licensing, infrastructure, neighborhood conditions, and the depth of local property managers, lenders, vendors, and service providers.
Questions this section helps answer
- Is resident demand broad and durable enough for the target property type?
- How much new supply is competing for the same renters?
- Are rent levels supported by local incomes and affordability?
- How do taxes, insurance, regulation, and local operating costs affect normalized NOI?
- Does the submarket have enough transaction, management, lending, and vendor depth to support ownership over time?
Market conclusions are property-specific. The purpose of the framework is to improve the questions and evidence behind a decision, not to reduce a market to a single score.
