Acquisition Discipline

Buy decisions start with the quality of the assumptions.

Acquisition Discipline examines how Heartland Gate screens opportunities, normalizes operating data, evaluates basis, challenges value-add assumptions, and identifies what must be true before capital is committed.

What this section examines

Screening and basis

Price per unit, in-place NOI, cap rate, occupancy, comparable transactions, replacement cost, and the first reasons a deal may deserve more work or an immediate pass.

Underwriting and normalization

Rent rolls, T-12 results, taxes, insurance, payroll, repairs, management fees, concessions, bad debt, and the assumptions that turn seller information into an independent operating case.

Diligence and decision gates

Financial, physical, legal, operational, and market diligence, with emphasis on issues that change value, require reserves, alter terms, or create a reason to walk away.

Questions this section helps answer

  • What does the property’s current performance actually support?
  • Which assumptions contribute the most to the modeled return?
  • What evidence would weaken or invalidate the acquisition thesis?
  • Is the purchase basis strong enough to provide margin for error?
  • Which diligence findings should change price, reserves, structure, or the decision to proceed?

For the broader investment standard behind these decisions, see Our Philosophy.
