Information you choose to provide

The current Contact form asks for your name, email address, and message. We use that information to read and respond to your inquiry, maintain appropriate professional correspondence, and follow up when there is a legitimate reason to continue the conversation.

Heartland Gate also offers an email signup for Operating Notes. The signup form collects the information shown on the form, including your name, email address, and communication-consent choices. We use this information to manage your subscription, deliver Operating Notes and related educational communications you have requested, and maintain appropriate subscription and consent records. You can unsubscribe from marketing email at any time using the unsubscribe link in an email.

The form is intended for general professional and educational communication. Please do not send Social Security numbers, bank or wire information, tax returns, financial statements, accreditation documentation, government identification, passwords, subscription documents, or other sensitive financial or identity information through the public website or ordinary email.

Technical and usage information

Like most websites, HeartlandGate.com and its hosting infrastructure may process technical information needed to deliver, secure, and troubleshoot the site. This can include an IP address, browser or device type, requested pages, referring page, date and time of a request, and security or diagnostic information.

The site also includes an analytics integration that can support Google Analytics through MonsterInsights. Analytics configuration may use cookies or similar identifiers and may collect information such as pages viewed, session statistics, approximate geographic information, referral source, and browser or device information. Heartland Gate does not intend to send contact-form contents, email addresses, or other direct identifiers to Google Analytics. Analytics and consent settings will be reviewed as the measurement system is finalized.

Cookies and similar technologies

WordPress and site-management tools may use cookies or similar technologies for functions such as administration, security, session management, preferences, and analytics. Some cookies are necessary for site or administrator functionality. Analytics cookies, if enabled, are used to understand aggregate website usage rather than to receive the contents of a Contact submission.

The embedded HubSpot signup form may use cookies or similar identifiers to support form functionality, recognize returning visitors, associate a form submission with a contact record, and measure form or website activity, depending on the HubSpot configuration in use.

You can control or delete cookies through your browser. Where applicable law requires additional consent for non-essential cookies or similar technologies, Heartland Gate intends to implement the appropriate controls before expanding their use.

Service providers and processors

Heartland Gate uses third-party services to operate the public website and communications. Current providers and tools include Bluehost for website hosting and the info@heartlandgate.com mailbox, WordPress and WPForms Lite for website and Contact-form functionality, Microsoft Outlook as an email client used to access business correspondence, and MonsterInsights as the WordPress integration used to support Google Analytics as analytics are configured.

Heartland Gate uses HubSpot for customer-relationship management and the Operating Notes signup workflow. Information submitted through the Operating Notes form is transmitted to and stored in HubSpot so Heartland Gate can maintain contact records, record communication preferences and consent, manage subscriptions, and send or support related educational communications.

WPForms Lite sends Contact-form information to the configured Heartland Gate email address. WPForms also offers optional features that can affect storage or backup of form submissions. Heartland Gate does not intend to expand optional storage or third-party processing of Contact submissions without reviewing the data flow and updating this notice when appropriate.

Jetpack is installed on the WordPress site but is not currently connected to WordPress.com, and its Stats and Newsletter modules are not active. OptinMonster is installed but is not currently connected to an OptinMonster account, and its plugin usage tracking is disabled. These tools should not be treated as active lead-capture systems unless that configuration changes.

Sharing of personal information

Heartland Gate does not sell or rent Contact-form information. We may disclose information to service providers that help operate the website or communications, when reasonably necessary to investigate security or misuse, when required by law or valid legal process, or in connection with a future business reorganization or transfer where appropriate protections apply.

Retention

We retain Contact correspondence for as long as reasonably necessary to respond, maintain an appropriate professional relationship or business record, address security or legal needs, and satisfy legitimate recordkeeping purposes. Information that is no longer reasonably needed should be deleted or anonymized when practical. Hosting, email, analytics, and other service providers may maintain their own logs, backups, or retention periods under their respective systems and policies.

Security limitations

Heartland Gate uses reasonable administrative and technical practices intended to protect the information it handles. No website, email system, hosting provider, network, or storage method can be guaranteed to be completely secure. For that reason, the public website and ordinary email should not be used to transmit sensitive investor, financial, banking, tax, identity, or subscription information.

Your privacy requests

You may contact Heartland Gate to ask what personal information we hold about you, request correction or deletion of information you provided, or raise another privacy question. We may need to verify a request and may retain information where reasonably necessary or permitted for legal, security, fraud-prevention, or legitimate recordkeeping purposes. Additional rights may apply depending on your jurisdiction.

Operating Notes and email subscriptions

Heartland Gate uses HubSpot to manage Operating Notes subscriptions and related educational email communications. Subscribers can withdraw from marketing email through the unsubscribe controls included in those communications. Subscription to Operating Notes is separate from any investment eligibility, offering, or investment subscription process.

Future investor and offering systems

The public WordPress website is not intended to collect accreditation evidence, subscription agreements, tax forms, banking instructions, identity documents, or other sensitive investor records. If Heartland Gate later uses a separate investor portal, offering platform, CRM, accreditation service, or subscription system, those systems may have their own privacy notices, terms, security controls, and data processors.

Children

HeartlandGate.com is intended for adults seeking educational or professional information about multifamily real estate and is not directed to children. We do not knowingly seek personal information from children through the Contact form.

External websites

HeartlandGate.com may link to government agencies, research providers, companies, professional resources, or other third-party websites. Their privacy practices are governed by their own notices and are not controlled by Heartland Gate.
